• HOW DO I BOOK?

Bookings are arranged through our manager, who will assist you in selecting the appropriate villa, confirming availability and key details, and will then issue an invoice outlining the booking and payment terms. To make a booking, please contact us by email or phone. Our phone number is available via WhatsApp and Telegram. The booking is confirmed once the required payment is received.

• WHAT IS THE PAYMENT POLICY?

Payment terms vary depending on the villa and its category.

For luxury and high-end villas, a prepayment is required to confirm the booking. A deposit ranging from 20% to 50% is typically required, depending on the villa and season, as each property has its own booking conditions. The remaining balance is due 30 days prior to arrival.

For mid-range villas, the payment policy is generally standard: 50% is required to confirm the booking, with the remaining 50% payable upon arrival.

Full details are always provided during the booking process.

• WHAT IS THE CANCELLATION POLICY?

Cancellation policies vary by villa. Terms are provided at the time of reservation.

• CAN I PRE-STOCK THE KITCHEN?

Pre-arrival provisioning is available for luxury and selected high-end villas.

For these villas, guests will receive pre-arrival forms, including a provisioning request, as well as options for arrival dinner and first breakfast. Groceries, beverages, and specialty items can be arranged prior to arrival. Pre-arrival requests should be completed at least one week before arrival.

For mid-range villas, pre-stocking services are not available. Guests typically arrange grocery shopping independently upon arrival.

• IS AIRPORT TRANSFER INCLUDED?

Private airport transfers (arrival and departure) are included with most villas. The number of vehicles provided depends on the villa and guest details, and will be confirmed prior to arrival.

Airport transfers apply specifically to transportation between the airport and the villa.
Additional transportation during your stay can be arranged upon request.

• CAN YOU HELP PLAN MY ITINERARY?

Concierge assistance is available to help arrange reservations, tours, in-villa services, and curated local experiences. Planning can take place prior to arrival or during your stay.

• WHAT STAFF ARE INCLUDED WITH MY STAY?

Staffing and included services are aligned with the villa category.

Luxury villas typically feature a dedicated villa manager, housekeeping team, on-site
handyman, and a private chef.

High-end villas generally include a villa manager and housekeeping staff.

Mid-range villas do not provide on-site staff; however, the rental rate includes scheduled housekeeping, as well as regular garden and pool maintenance.

A detailed outline of staffing and included services is provided for each villa prior to booking confirmation.

• WHAT SUPPORT IS AVAILABLE DURING MY STAY?

In addition to the on-site or property management team (where applicable), our booking team remains available throughout your stay for coordination and assistance when required.

Operational matters are typically handled directly by the villa’s designated management team to ensure prompt resolution. However, our team remains actively involved to provide oversight and ensure a smooth overall experience.

• CAN I REQUEST ADDITIONAL SERVICES?

Additional staffing and bespoke services can be arranged upon request. Options may include butlers, private drivers, spa therapists, personal trainers, childcare, event planning, and curated wellness experiences.

All additional services are coordinated in advance to ensure availability and seamless integration with your stay.

• HOW DISCREET ARE THE STAFF?

Staff are trained to provide discreet and attentive service. Service can be adapted to your preferred level of privacy.

• DO YOU HAVE PROPERTIES WITH DIRECT BEACH ACCESS?

We offer a selection of villas with direct beach access. Some are located directly on the shoreline, while others provide access via a private path.

• DO THE VILLAS HAVE PRIVATE POOLS AND HOT TUBS?

All of our villas feature private pools. Depending on the property, additional features may include hot tubs, whirlpool baths, or pools equipped with spa-style hydrotherapy functions.

• DO THE PROPERTIES HAVE PRIVATE GYMS OR SPA FACILITIES?

A selection of our properties features either private fitness rooms equipped with essential training equipment or fully equipped private gyms. Some also include spa facilities such as steam rooms and saunas. Certain properties are additionally fitted with massage tables, allowing guests to enjoy in-villa wellness treatments. Properties located within managed estates may offer complimentary access to shared fitness facilities.

• ARE IN-VILLA WELLNESS TREATMENTS AVAILABLE?

In-villa massage services can be arranged at your property. For a wider selection of spa and wellness treatments, our team can assist with bookings at selected spa venues. Availability may vary depending on the service package. Additional charges apply.

• DO PROPERTIES COME WITH OUTDOOR SPORTING EQUIPMENT OR WATER SPORTS EQUIPMENT?

Select properties offer outdoor sporting equipment. Properties with direct beach access may also provide kayaks and stand-up paddle-boards for guest use.

• WHAT OTHER STAND-OUT FEATURES DO YOUR PROPERTIES HAVE?

Our most exclusive villas and residences may feature dedicated games and media rooms, private home cinemas, and curated entertainment spaces. These can include large-screen TVs, board games, libraries, snooker or pool tables, and outdoor projector screens, enhancing the in-villa leisure experience.

• ARE PROPERTIES CHILD AND TEEN-FRIENDLY?

Many properties offer family-friendly features such as enclosed gardens, playrooms, and child-friendly pool areas. Baby amenities, including a cot and highchair, can be arranged upon request.

• CAN YOU PROVIDE CHILDCARE?

Childcare and nanny services can be arranged upon request at an additional charge and should be booked in advance.

• ARE THERE ACTIVITIES FOR CHILDREN?

Certain properties include amenities such as children’s playrooms, games or media rooms, and sports or water sports equipment.

• HOW RELIABLE IS THE INTERNET?

Most properties are equipped with complimentary high-speed Wi-Fi, suitable for remote work and streaming.

Some villas are additionally equipped with backup generators in case of power outages. If a
backup generator is needed, please let us know at the time of booking so we can recommend
a suitable property.

• DO PROPERTIES HAVE APACES CONDUCTIVE TO WORKING?

Some luxury villas feature dedicated home offices or study spaces designed for remote work.

In other properties, work-friendly areas may be available within bedrooms or common areas.

• ARE THE PROPERTIES SECURE?

Luxury and selected high-end villas may additionally offer controlled access or on-site security features, such as gated entrances or security personnel.

Most villas are equipped with in-room safes. Security features vary by property and may include CCTV systems and controlled access measures.

• ARE STAFF TRAINED FOR EMERGENCIES?

Where on-site staff are present, they are familiar with basic safety procedures and local contact protocols. Villas are equipped with essential kits, and relevant contact information is provided to guests.
